  • Two-year time frame given for King Chevrolet development in downtown Tyler

  • The developer planning to build new housing on the old King Chevrolet property in downtown Tyler estimates another two years before the project’s completion.

    Sam Scarborough, with local development company Scarborough Realty Partners, said construction likely would start in the fall.

    “Everything’s set to go,” Scarborough said. “This whole process takes a long time to get going.”

    Scarborough Realty Partners purchased the old King Chevrolet property from the city of Tyler for $539,055 in April. The nearly 4-acre tract is between Ferguson and Erwin streets, adjacent to City Hall.

    The development will be a mixed-use multifamily apartment complex with 112 units, with one and two bedroom units available, Scarborough said. The architecture will be similar to brownstones, popular in cities such as New York and Chicago, he said. There will be 12 penthouse units overlooking green space on the west side of the property, he said.

    Scarborough said Friday the development would cost $12 million. He said the plan is to sell long-term leases, such as for 12 months, to millennials and baby boomers. He said the medical community also may be interested in leases because due to the proximity to the hospitals.

    “That way we grow downtown and have people living and working and being downtown,” he said.

    Scarborough also is working on updating an eight-unit apartment complex at 321 S. Bois D’Arc Ave. When finished, the building will have four two-bedroom apartments and four one-bedroom apartments as well as retail space for new business.

    On Wednesday morning, the Tyler City Council approved a zoning change that makes way for another project Scarborough Realty Partners is planning — a three-story, 36-unit apartment building in the Midtown District.

    Scarborough said in an interview Wednesday he aims to build high-end living on all of his properties.

    “The nicer the apartment, the better the tenants,” he said. “You may not make as much money but it’s a better look for the city.”
